  • field measurements - creating set of existing plans

  • explore possibilities - produce design options

  • present sketches to client and help select a design concept

Phase 2
Design Development

  • refine ideas and concepts

  • create CAD drawings to scale

  • confirm feasibility with structural engineer and City/County officials

Phase 3
Permit- Design Review

  • create set of drawings needed for Permit/Design Review- site plans, floor plans, sections, elevations, window door schedules, electrical plans

  • coordinate work with consultants: surveyor/ structural engineer/ civil engineer/ energy consultant

  • coordinate submittal with City/County officials to obtain permit

Phase 4
Construction

  • produce construction drawings: details- interior elevations, guardrail/ stair details for bidding and construction

  • analyze contractor's bids

  • construction supervision and administration
